Danga Bay: Buyer’s Area Guide

Short answer: Danga Bay is a waterfront district a short drive west of the Johor Bahru city centre, with sea views and several large serviced-apartment developments. It is reached by road and is not on the RTS Link line, so check the real drive time to CIQ at peak hours. It is also a heavily supplied area, so compare projects carefully before buying.

Why people look here

Waterfront setting. Seafront promenade and sea-view units are the main attraction.
Close to the city centre. It is on the western side of Johor Bahru, within driving distance of CIQ, JBCC and the Second Link direction.
Established projects. Developments such as One Danga (freehold, completed in 2016) give you completed buildings to visit and assess, rather than only plans.

What to check before you buy

Not on the RTS Link. The RTS station is at Bukit Chagar in the city centre. You need a car, ride-hailing or a connecting service to reach it.
Oversupply and age of developments. NAPIC data reported in July 2026 shows large serviced-apartment supply across Johor, and some older Danga Bay launches date back to the early 2010s. Compare asking prices with recent actual transactions and rents.
Developer risk. Check the developer’s current status and the project’s completion record. For large projects launched years ago, ask for the latest progress and any delays in writing.
Flooding. Heavy rain in December 2025 affected parts of Johor Bahru including Danga Bay. Ask about drainage and flood history for the specific project.
Maintenance fees on large, facility-heavy developments can be high, so ask for the current rate per sq ft.
