JB City Centre, CIQ and RTS Link: Buyer’s Area Guide

Short answer: The JB city centre around CIQ, JBCC and Bukit Chagar is the area closest to the Singapore border. It suits buyers who cross often or want Singapore-linked rental demand. It also has a lot of serviced-apartment supply, so compare projects carefully. The RTS Link terminal at Bukit Chagar is now targeted for opening in February 2027 (announced 2 October 2026, subject to safety certification and approvals).

Why people look here

• Closest to Singapore. CIQ (the Sultan Iskandar building) and the Woodlands Causeway are a short walk or ride from most projects in this zone.
• RTS Link. The cross-border rail line runs between Bukit Chagar in JB and Woodlands North in Singapore. Public reporting in 2026 describes the system as in final testing, with passenger service now expected in February 2027. Fares and the exact opening day have not been confirmed, so check official announcements before relying on them.
• Bukit Chagar redevelopment. The station is planned to be linked to a mixed-use development by MRT Corp and Sunway, reported at RM 2.6 billion, with construction having started in 2025 and completion reported as stretching to around 2036. Treat it as a long-term plan, not a finished amenity.
• Existing amenities. JBCC, JB Sentral, City Square and the waterfront are all in the same corridor.

What to check before you buy

• Supply. NAPIC figures reported by The Star in July 2026 show about 108,863 existing serviced apartments in Johor, with roughly 41,832 more under construction and 18,712 planned, and analysts have warned of oversupply. A project’s price, rental and resale depend heavily on how many similar units are nearby.
• Eligibility for foreign buyers. Johor generally sets a minimum of about RM 1 million for foreigners, and a state levy applies (see the guide below). Many cheaper projects here are not open to foreigners unless they hold special approval, so ask for the approval in writing.
• Distance claims. Marketing often says “walking distance to CIQ” or “near RTS”. Check the real walking route and time on a map, and whether you must cross busy roads.
• Maintenance fees and sinking fund, which are charged per sq ft and add up on large units.
• Traffic. Causeway and city-centre roads are congested at peak hours.

Will RTS Link raise property prices near Bukit Chagar?

It can raise interest, but nobody can promise a price effect. Much of the benefit may already be reflected in current prices, and new supply nearby can offset it.

Can Singaporeans buy in this area?
