Short answer: Taman Daya (postcode 81100) is a large, established neighbourhood in Tebrau, near Bandar Dato Onn, Setia Indah and Mount Austin. It is mainly older terrace houses, flats and apartments, and is generally priced for lower to middle-income buyers. It suits local owner-occupiers and landlords who want lower entry prices, rather than buyers looking for new, high-end developments.

What the area offers

• Housing types. Listings describe single- and double-storey terrace houses, low-cost flats and apartments, reported as freehold. Built-up sizes are commonly listed from about 650 sq ft for flats and about 1,540 sq ft for terraces.
• Everyday amenities. Schools such as SMK Taman Daya and SK Taman Daya, Tebrau City shopping, Austin Hills Golf and Country Club, and a local hockey stadium are listed as nearby.
• Road access. Jalan Daya is reported to lead to the North-South Highway.

What to check before you buy

• Current prices. The only price figures I found were from 2017 and 2018 transactions on a property portal, ranging from RM 55,000 to RM 130,000 for small units. These are out of date, so ask for recent transacted prices.
• Age and condition. Older buildings need checking for maintenance, repair costs and management quality.
