Short answer: There is no single best condo in Johor Bahru city centre, because the right choice depends on your commute, budget, citizenship and plan to live in or rent out. The city centre around the CIQ, JBCC and Bukit Chagar is the closest to Singapore, but it also carries heavy serviced-apartment supply. The RTS Link, now targeted for February 2027 after an earlier January target (Malay Mail, 2 October 2026), is a major reason buyers look here, though it has not opened yet. This guide shows how to compare areas and what to verify before committing.

What counts as “Johor Bahru city centre”?

There is no official boundary, so check what a listing means. In practice buyers use it for the stretch around the Sultan Iskandar CIQ building, JBCC (Jalan Lumba Kuda), the Bukit Chagar RTS station and the old town. Our CIQ and RTS area guide describes this as Johor Bahru’s closest point to Singapore, mostly high-rise serviced apartments, with landed homes further out (JOHOME, October 2026).

Two nearby areas get marketed as “city” but are different:

The RTS Link is a 4 km line between Bukit Chagar in Johor Bahru and Woodlands North in Singapore, with a journey time of about 5 minutes and capacity of up to 10,000 passengers per hour in each direction (LTA, undated). Customs and immigration are co-located at each end, so you clear both countries at the departure station.

Status as of 6 October 2026:

Until then, most commuters still use the Causeway or the Second Link. For the commute detail, read our guides on RTS Link and on commuting to Singapore from Johor. Test your real route at your own peak hours before buying.

What about rental demand and yield?

Demand near the RTS corridor is a main selling point, but supply is large. NST reported gross yields of 2% to 4%, with prime well-managed assets up to 5%, and warned returns may fall as supply peaks (NST, 5 January 2026). Another guide cites higher gross figures of 6% to 8% for well-located city-centre units but notes net yields run 1.5 to 2 percentage points lower and are unaudited estimates (SPEEDHOME, early 2026). Because sources disagree, build your own net figure using our rental yield guide.

For Danga Bay, one analysis cites lower gross yields of about 3.5% to 4.5% because purchase prices are high relative to rent (PropCashflow, 2026).

What facilities and fees should I compare?

Pools, gyms, security and car parks are standard, but each adds to maintenance fees. Typical Malaysian rates are roughly RM0.20 to RM0.60 or more per sq ft per month, plus a 10% sinking fund (PropCashflow, undated). Ask for the latest management accounts, arrears and parking allocation. Also check the tenure and title type: see freehold vs leasehold in Johor and our due diligence checklist.

How do the areas compare?

AreaStrengthsTrade-offs
CIQ, JBCC, Bukit ChagarClosest area to the CIQ and the Bukit Chagar RTS stationHeavy supply; RTS not yet open; confirm walking routes
Danga BayWaterfront setting; completed projects to inspectNo direct RTS; large serviced-apartment supply; flood history in December 2025 (JOHOME)
Medini (Iskandar Puteri)Planned business district; possible foreign-buyer exemptionNot city centre; car trip to CIQ; zone-specific rules

Projects on JOHOME in the CIQ zone include Exsim Causewayz Square, serviced apartments at Jalan Lumba Kuda in JBCC, a short walk from the JB CIQ, with dual-key layouts, and R&F Princess Cove Phase 3, linked to R&F Mall and about 650m from the JB CIQ. See the current price list on WhatsApp. Always measure the walking route yourself.

Can foreigners buy here?

Johor’s state minimum purchase price for foreign buyers is RM1 million for most residential property, and sub-RM1 million serviced apartments approved for foreigners attract a RM50,000 minimum levy and can only be resold to Malaysians (NST, 20 April 2026). Frequently asked questions

What is the best condo in Johor Bahru city centre?

There is no single best. The right one depends on commute, budget, citizenship, and whether you will live in it or rent it out. Compare areas, fees, completed status and real rents.

Is Medini part of Johor Bahru city centre?

No. Medini is in Iskandar Puteri, about 28 km from the CIQ by a car route estimate, and is promoted as a separate business district.

Authorities announced on 2 October 2026 that service is expected in February 2027, subject to safety certification and regulatory approvals. Earlier targets were end-2026 and January 2027.

Is Danga Bay close to the RTS station?

No. The RTS station is at Bukit Chagar, and Danga Bay is a short drive west of the city centre without direct RTS access.

Are city-centre condos a good rental investment?

Not automatically. Published gross yields range from 2% to 8% depending on the source, net yields are lower, and supply is large. Do your own net calculation.

Should I buy a completed or new condo near the CIQ?

Completed units let you inspect the building and check rents. New launches can offer newer facilities but often cost more than resale and carry delivery and timing risk.
