Project checklist

Developer

Check the developer’s track record, project history and the exact legal entity involved in the transaction.

Tenure and title

Understand tenure, title structure and any restrictions that may apply.

Total cost

Look at maintenance fees, sinking fund, legal costs, duties, furnishing and likely holding costs.

Unit

Compare built-up size, layout efficiency, orientation, floor, view, parking and actual usable space.

Supply and competition

Ask how many units exist, what competing projects offer and who the likely buyer or tenant is.

Exit

Before buying for investment, define the likely exit buyer and what could make the unit easier or harder to resell.
