Distance is not the whole story
For a Singapore-linked buyer, a project can look close on a map yet behave very differently during a normal commute.
Compare these five things
- Actual route — how you reach CIQ or RTS from the building.
- Peak-hour friction — junctions, bottlenecks and transfer time.
- Last-mile convenience — walking, e-hailing, driving or public transport.
- Daily amenities — groceries, food, healthcare and services.
- Tenant demand — whether the location is attractive to the tenant profile you are targeting.
The best location is usually the one that fits the buyer’s actual weekly routine, not simply the one with the smallest map distance.
