Short answer: Only a few Johor Bahru projects are genuinely close to the CIQ complex and the Bukit Chagar RTS station: Exsim Causewayz Square, CTC Skyone, Oasis Residence and the Sunway Bukit Chagar development, plus the older Paragon Suites near CIQ. Paragon Gateway and Paragon Signature Suites are often marketed with CIQ in the same breath, but their own developer-side sources put them about 8 km and 5 km away, with a shuttle. Every walking distance below is a marketing claim, so walk the route yourself before you pay a booking fee.

Twin Tower Residence (Jalan Tengku Azizah, Bukit Chagar): Parasky Projects, a member of the SKS Group, built this freehold two-tower project, which PropertyGuru lists as completed in 2023 with 458 units on 1.48 acres and layouts of about 599 to 1,216 sq ft. The same page says it is within a short walk of the CIQ and right next to the future Bukit Chagar RTS station, with no measured distance. Because it is completed, you can inspect the unit and check the rental market first. Source: PropertyGuru.
Aethera Residences (UOA Group): UOA’s own page lists a freehold, 52-storey project with 786 units of about 650 to 2,547 sq ft, with no completion date or CIQ distance. For the shuttle-tier and Danga Bay projects, the practical test is the same as for the walking tier: do the journey yourself at peak hours before you book.
When does the RTS Link open?
Passenger service is now expected in February 2027, according to a joint Malaysia-Singapore statement reported by The Star and Business Today on 2 October 2026. It still needs final system tests, independent safety certification and approvals, so it could move again. The Johor-side station is Bukit Chagar RTS and the Singapore terminus is Woodlands North. Projects near the CIQ and Bukit Chagar RTS
Exsim Causewayz Square (JBCC, Bukit Chagar)
Exsim Group is building 4,525 serviced apartments in four towers, up to 63 storeys, with a retail and lifestyle podium. Unit sizes are reported at about 366 to 850 sq ft, from studio to three bedrooms. A listing portal claims a 600 m to 900 m walk to the CIQ and RTS station with a covered link bridge, and a developer-affiliated site says about 600 m from JB CIQ. Neither is an independent measurement. The Edge (10 September 2026) names it as one of three anchor projects around Bukit Chagar station. Completion is reported inconsistently: December 2030 by The Edge and Q4 2029 by a listing portal. Tenure is shown as freehold on one portal only, and no source states foreign-buyer eligibility. CTC Skyone (Bukit Chagar)
CTC Group’s Skyone is described by an agent site as about 300 m from the Bukit Chagar RTS station, freehold, with dual-key and triple-key layouts. Sources disagree on the unit count: 327 units on the agent site and 1,605 units on EdgeProp’s listing for Residensi Skyone, which may or may not be the same development. EdgeProp shows completion in November 2030. Treat the project details as unconfirmed until the developer gives you the official brochure.
Oasis Residence (Johor Bahru city centre)
CTC Development’s Oasis Residence is freehold and in the city centre. Dollars & Sense (26 March 2025) describes it as within walking distance of the CIQ, and PropertyGuru says it is near the upcoming Bukit Chagar RTS. Unit sizes of about 517 to 990 sq ft are listed on PropertyGuru. We did not find a verified unit count or completion date.
Sunway Bukit Chagar (mixed-use)
This is not a normal condo launch. Sunway Property and MRT Corp are jointly developing a transit-oriented, integrated mixed-use project on about 4.23 acres next to the Bukit Chagar RTS station, linked to the station and the new CIQ complex. It combines a park-and-ride, high-rise residential towers, retail, education, a health and wellness hub and hospitality. Sunway lists four residential towers. The master agreement was signed on 13 February 2025, Phase 1 (the park-and-ride) was targeted for 30 November 2026, and full completion is targeted for 2036. We found no residential unit count, sizes or price yet, so ask the developer before comparing it with the others.
Paragon Suites at CIQ (completed, resale)
This 33-storey freehold condominium on Jalan Stulang Darat was completed in 2018 and has 461 units of about 646 to 1,695 sq ft. PropertyGuru says only that it is a short distance from the CIQ, with no measured distance. It is a completed building, so you can inspect the unit, the maintenance and the rental market before buying.
Marketed with CIQ, but not walkable
Paragon Gateway (Taman Suria)
Joland Group’s Paragon Gateway is on Jalan Suria Utama beside the Tebrau Highway. The Iskandarian (17 November 2023) put it about 8 km from the CIQ complex, with a free shuttle to CIQ. It is a freehold, four-tower serviced apartment project with 2,136 units of about 499 to 1,177 sq ft, and listing portals give completion as 2027. We did not use any price from the portals because they conflict and are undated.
Paragon Signature Suites (Jalan Abdul Samad)
A 32-storey serviced apartment project with 484 units of about 645 to 649 sq ft, on 1.14 acres. EdgeProp (17 October 2025) and The Iskandarian put it about 5 km from both the CIQ and the RTS Link, with a complimentary shuttle to CIQ. Completion is targeted for Q2 2029, and EdgeProp reported about 90% sold at the time of the groundbreaking. Sources conflict on tenure: one says freehold and EdgeProp does not state it.
How to compare them
Walkable projects give you the shortest commute but are usually high-density serviced apartments with large supply nearby. Shuttle projects are cheaper to enter but depend on a shuttle and the Causeway queue. Before you decide, check the following.
First, the real walking route to the Bukit Chagar station and the CIQ, at peak hours, including crossings, slopes and shade.
