Short answer: A dual-key unit is one condo or serviced apartment under one title that can be split into two self-contained living spaces, each with its own lockable door. Property guides in Malaysia describe it as a main unit plus a studio that usually share a foyer. It suits multi-generational families or owners who want to live in one part and rent the other. The main risks are a narrower resale buyer pool, possible bank caution, and building rules that can ban short-term rental, so check the by-laws and the sale agreement before you buy.

What is a dual-key property?
A dual-key unit is a single legal property with two separate living areas inside it. PropertyGuru Malaysia describes it as one title containing two self-contained spaces, typically sharing one foyer but with individually lockable doors. EdgeProp describes it as a unit divided into two dwellings for one price.
Because it is one title, you buy, register and mortgage it as one property. You do not end up with two separate ownership documents, and you cannot sell one half on its own.
How do the two keys and two entrances work?
PropertyGuru describes two common layouts:
- Main unit plus studio. A two or three-bedroom unit paired with a smaller studio that has a bedroom, bathroom, living area and kitchenette.
- Two units side by side. Both parts can be different sizes, each with its own bathroom and kitchenette, which suits renting both out separately.
In many layouts the two doors open onto one shared foyer. Ask for the actual floor plan, because layouts differ by project, including whether the two parts can be used as one home.
Developers began offering dual-key layouts in Malaysia roughly a decade or more ago. Malaysian property commentary (PropertyGuru, Free Malaysia Today) links the concept partly to awkward land shapes, plot ratio limits and parking requirements, since a big unit can be split into two dwellings.
What are dual-key units used for?
- Family and privacy. Parents, adult children or siblings can live close together with separate entrances (EdgeProp lists multi-generational families and siblings as typical users).
- Live in one, rent the other. The studio rent can help with monthly costs, though the amount depends on the local rental market and is not guaranteed.
- Home office or guest space. Free Malaysia Today notes owners use the second part as a work space.
- Renting both parts. If one tenant leaves, the other part may still be occupied. That is a possible advantage, not a certainty.

Can I use a dual-key unit for Airbnb or short stays?
Do not assume you can. In Malaysia, a management body can restrict short-term rental through its house rules or by-laws. In 2020 the Federal Court (Innab Salil v Verve Suites Mont’ Kiara Management Corporation) upheld a house rule banning short-term rentals, reasoning that short stays are licences rather than tenancies protected under Section 70(5) of the Strata Management Act 2013 (Skrine; Allen & Gledhill).
What that means in practice:
- Each building sets its own rules. Some allow short stays, some do not, and rules can change if the management body passes new ones.
- A separate door does not create a separate legal right to short-term rental.
- Local council or licensing requirements for short-term accommodation may also apply. We have not verified a single, current Johor Bahru rule, so confirm with the building management and the local authority.
Before buying, ask for the house rules and the by-laws in writing, and ask whether the building is still under developer control or already has a management body. Long-term tenancies are the safer base case.
What about title, strata and management fees?
- One title. Verify in the sale and purchase agreement and with your lawyer that the unit is sold as one title and what the permitted use is. Do not rely on brochure wording.
- One service charge. PropertyGuru says maintenance is typically calculated on the total built-up area, as with any single unit. Ask the management for the current rate.
- Shared foyer and utilities. Free Malaysia Today and PropertyGuru both flag that shared areas and shared utility bills need clear arrangements, especially if one part is rented to someone else.
- Foreign buyers. Johor state rules on minimum price, consent and levy apply to non-citizens, and a dual-key unit is one property for that purpose. See foreigners buying property in Johor and foreign buyer costs in Johor. A Johor law firm note (HHQ, October 2025) mentions a state levy minimum of RM50,000 for serviced residences priced below RM1 million, so check the current position with your lawyer.
How is financing different?
Because it is one title, a dual-key unit is normally financed as one property, with one loan. We could not find a published bank policy for dual-key units in Johor, and PropertyGuru warns that banks may be cautious. Ask your bank early whether it will lend on the specific unit, what margin it offers, and whether it values it as one unit or recognises the rental potential. Do not count expected rent as guaranteed income for your repayment plan. For general costs, see buying costs in Johor.
What are the resale and other risks?
- Narrower buyer pool. PropertyGuru says dual-key units appeal mostly to investors and multi-generational families. Fewer buyers can mean slower resale.
- Studio demand. Check how many similar small units exist nearby. Johor has a lot of serviced apartment supply under way, so compare rents of comparable units before you rely on a number.
- Privacy and noise. Living next to a tenant can be harder than expected. Ask to see how the doors, foyer and sound separation actually work.
- Parking. We could not verify how parking is allocated for dual-key units. Ask whether one unit gets one bay or two, and the cost of any extra.
- Layout compromises. Sizes of the two parts can be uneven. View a show unit or completed example if possible.
- Building rules. House rules can change what you can do with the second part.
Who is a dual-key unit suitable for?
It can suit a family that wants a separate-door arrangement for parents or relatives, or a buyer who plans to live in one part and let the other on a normal tenancy. It is less suitable if you plan to rely on short-term rental income, need an easy resale, or want the simplest financing. Compare it with a regular unit using our project due diligence checklist, and also consider new launch versus subsale.
Some JOHOME projects list dual-key layouts, including Exsim Causewayz Square (serviced apartments at Jalan Lumba Kuda, JBCC, a short walk from JB CIQ), Aethera Residences and Arden. See the current price list on WhatsApp, and ask for the exact dual-key floor plans, building rules and parking allocation.
Frequently asked questions
What does dual key mean in a condo?
It means one unit under one title that has two lockable entrances and two self-contained living areas, usually a main unit and a smaller studio that share a foyer.
Can I sell one side of a dual-key unit separately?
No, not on the basis of one title. The unit is bought, owned and sold as one property. Confirm the title arrangement with your lawyer.
Is Airbnb allowed in dual-key units in Johor Bahru?
Not automatically. Malaysian management bodies can ban short-term rental through house rules, and the Federal Court upheld such a rule in 2020. Ask the building for its written rules before you buy.
Can I get a bank loan for a dual-key unit?
It is financed as one property, but banks may be cautious about this layout. Ask your bank about the specific unit before you pay a booking fee.
Are dual-key units harder to resell?
They can be, because the buyer pool is narrower, mainly investors and multi-generational families. This is a general market point, not a measured figure for Johor.
Who should buy a dual-key unit?
Families wanting a separate-door arrangement, or owners who will live in one part and let the other long term. It is not a good fit if you need guaranteed rental income or easy resale.
