Short answer: Reported prices in Johor Bahru run from roughly RM150 to RM300 per sq ft in budget areas such as Pasir Gudang, to around RM400 to RM600 in the city centre, and RM1,200 to RM1,300 near the CIQ and RTS stations for new projects (PropCashflow, 2026; NST, January 2026). These are broker and press estimates, not official transaction data, and new launches cost much more than subsale in the same area. Use them to shortlist, then compare actual recent transactions.

What do prices look like by area?
One agency guide (PropCashflow, published March 2026, modified September 2026) gives these price ranges per sq ft, mostly for ordinary units:
| Area | RM per sq ft (reported range) |
|---|---|
| JB City Centre | 400 to 600 |
| Mount Austin / Tebrau | 300 to 500 |
| Bukit Indah | 300 to 450 |
| Permas Jaya | 250 to 400 |
| Iskandar Puteri | 350 to 550 |
| Puteri Harbour | 500 to 900 |
| Medini | 300 to 500 |
| Gelang Patah | 200 to 350 |
| Tampoi / Skudai | 200 to 350 |
| Taman Daya | 230 to 350 |
| Kulai / Senai | 200 to 320 |
| Pasir Gudang | 150 to 280 |
The same guide groups waterfront developments, such as Puteri Harbour, in a premium band above RM700 per sq ft. Danga Bay is not listed separately in that table.
Why are prices near CIQ and RTS so much higher?
NST (5 January 2026) reports an average of about RM700 per sq ft across Johor Bahru and RM1,200 to RM1,300 near the CIQ and RTS stations, with new projects priced 40% to 50% above comparable resale units. Another broker blog reports 10% to 20% price increases within 1km of the Bukit Chagar station between 2024 and 2026 in anticipation of the rail link, now targeted for February 2027. That is one source’s estimate. See property near the RTS Link and the CIQ and RTS area.
Why do different sources give different numbers?
- New launch vs subsale: a new launch price per sq ft includes developer margin and facilities; older subsale units usually sell for less.
- Built-up vs land area: check which area the price is divided by.
- Asking vs transacted: listings show what sellers want, not what buyers paid.
- Unit type: serviced apartments, condos and landed homes are priced differently.
- Date: prices move, and a blog’s table may be months old.
For official transaction data, ask your lawyer or a valuer, or check the national property information centre’s published reports. We could not verify an official per-area psf table, so treat the ranges above as indicative.
What can I buy at different budgets?
- Under RM500,000: usually subsale or smaller units outside the centre. See condos under RM500k.
- City centre: closer to the checkpoint, often smaller units at higher psf. See best condos in the city centre.
- Foreign buyers face a reported RM1 million minimum for most strata purchases, with exceptions, so psf is only part of the budget picture. See Johor property for Singaporean buyers.
How should I use a price per sq ft?
- Compare like with like: same unit type, similar age, same area.
- Ask for recent transaction examples in the same building.
- Add the full costs from foreign buyer costs.
- Check unsold stock and nearby supply; see is Johor Bahru property a good investment.
