Short answer: Johor Bahru has new launches in several clusters: around the Bukit Chagar RTS Link station, in the city centre, in Iskandar Puteri, along the Senibong Cove waterfront and in the Skudai, Tampoi and Masai belt. Shortlist by the area you will actually use, then compare the developer, the stated completion date and whether the unit price meets the foreign-buyer minimum if that applies to you. Always ask for the sale permit number before you pay anything.

Step 1: Pick the area before the project

The same budget buys very different lives in different parts of Johor Bahru. If you commute to Singapore, start with the RTS Link and CIQ guide. If you want space and a quieter setting, look at Iskandar Puteri or the Skudai belt. If you are an investor, check where tenants actually come from before you buy.

Each project page lists the developer, property type, unit sizes and the status we found. You can also browse every project page by state.

Step 2: Compare five things

  1. Developer. Look at projects they have already delivered and whether they handed over on time.
  2. Status. A project can be launched, under construction or completed. Our pages show the status as we found it.
  3. Completion date. Treat the advertised date as the developer’s estimate. Ask what happens if it slips.
  4. Unit sizes and layouts. Check the real built-up size, not the headline marketing number.
  5. Eligibility. Foreign buyers must meet the Johor minimum price, and some projects are only open to Malaysians. See Can foreigners buy property in Johor?.

Step 3: Check before you book

FAQ

How do I find new launch projects in Johor Bahru?

Start from our project list, choose the area that matches your commute or purpose, then ask JOHOME on WhatsApp for the current price list and available units.

Are new launches in Johor Bahru open to foreign buyers?

Many are, but foreign buyers must meet the Johor minimum purchase price and some projects are restricted to Malaysians. Check the specific project and unit with the developer and your lawyer.

What should I check before booking a new launch?

The sale permit number, the payment schedule, the stated completion date, the defect liability terms and the developer’s delivery record.

Is it better to buy a new launch or a subsale unit?

It depends on your timeline and budget. New launches offer staged payments and a new unit but a wait; subsale offers a finished unit you can inspect. See the comparison guide.
